I Am Rick Otton And This Is What I Do…
Hi I’m Rick Otton. For many people, I am the property guy hosting Intensive trainings. But most people don’t know that before I became the property guy, I was more like the jack-of-all-trades guy holding all kinds of jobs like candy store clerk, investment advisor, gardener, jingle writer, musician, roofer, Contiki tour bus driver, singing waiter, movie critic, stand up comedian on cruise ships….
Why am I sharing this with you? To show you that it’s not all that far of a stretch for anyone no matter what they do for a living, to become a property investor.
So how did I do it? To begin with, I’ve always been passionate about property investing. I knew early on that there is great opportunity to grow your net worth through property. This was further reinforced to me when I lived in Dallas, Texas during the time of the Savings and Loans Crisis that hit in the late 80’s and early 90’s.
At that time I could buy property for as little as $5,000, but often you had to pay cash. You don’t need to be an expert to know that is a bargain, even if I had to renovate it. I could recoup my investment often in less than a year by renting it to a tenant. BUT – as an Australian who had been living in the U.S. for just a short time, I didn’t have a credit history. And I didn’t hold a regular 9-5 job.
In other words, I didn’t have enough cash to buy property and I didn’t have the credit history to take out a bank loan to take advantage of the opportunity. So essentially, I had a problem: how to invest in property? Especially when I truly wanted to invest to capitalize on the opportunity.
That right there was the start of how I built my reputation as a problem solver. I kept Zig Ziglar’s motto in mind: “You can get everything in life you want if you will just help enough other people get what they want.”
Applying that in my situation, I figured out I could solve my problem of not having enough money and become a property investor, if I solved the problems of buyers and sellers first. And with this philosophy, I was able to buy 76 properties in a year. That’s not bad for someone who started out with little cash and no credit history.
