Mark: The deposit to come in with, they only had £1,000. So I said, "Well, can you not go and see if you can find a bit of extra cash from somewhere else? Can anybody help you out?" And they came back to me and said, "Well, we can't come up with any extra cash right now, but how about if we give you £1,000 a month instead?" So I thought about that for a millisecond and...and so that's cash flow and £1,000 per month. My mortgage on it for about £375...but it's a £525 better cash flow situation than I would have been if it was a standard Buy to Let, than if I was just letting it.
Rick: Right. Yeah, so we still have the situation where the people will pay you considerably more on the Buy to Let than if they will do if they were just renting it in just like the normal way.
Mark: Oh, absolutely, absolutely. And the fact that I've had a couple of calls, I did have a of couple of people who were looking at that property. So that's the beauty of it! Where as when, if any landlords are out there...you probably know that when somebody comes round to rent the property from you they always trying to knock a bit off the price. They want to try and knock £25-£50 a month off what you are trying to charge for rent. With what I've found in this scenario is that they just don't do that.
Rick: That is fascinating, isn't it? I've been doing this for 20 years and I think only one person in 20 years has ever tried to get a discount or knock...or reduce the rent or the price. I think it's the most fascinating. And if I remember from memory that one person who said to me about 7 years ago, "Was I negotiable on the price?" and if I remember I said, "Of course I am, but why would you want to pay more?"

       And right now I’m about to show you the secret that I discovered. So that you can take advantage of the same knowledge which took me from reading the news to making the news. What do I mean by that?

          What do you think is the best way to double or triple the speed at which you learn? I’ve learned from many agonising years of expensive trial and error that the fastest, easiest way is to … model someone who is already successful!

         That’s what I did when I lived in the USA and discovered this simple system of investing. By discovering what the experts did, I was able to build a lucrative real estate portfolio over there.

        Several of years ago, I picked up my US model for making positive cash flow and dropped it into Australia. Sure I had to tailor my strategy to Australia because the two property markets are very different.         And that now brings me to the UK. You see, I was told repeatedly that just because it works for me in Australia, America and now New Zealand that "we're different in the UK and you can't do that here because of blah...blah...blah."

        So I ask you, "Is it really just a coincidence that my first UK students have also achieved the same results as well?" And now that all the hard graft has been done by us, what are the odds that this form of property investing will catch on in next to no time at all, just like I've seen many times before where I've set up shop? We have been the pioneers so that you can become the beneficiaries at a fraction of the cost it took learn how!

          You see my business involves adding value to tenants caught in the rental rut. For many the opportunity to purchase a home in the UK is simply out of reach. Often these are people who can’t qualify for a mortgage or don’t have enough savings for a deposit. Many are just average first time home buyers who can't access any government schemes. The truth is that any government initiatives are merely just the tip of the iceberg to the greater problem - that is, there is just not enough housing to go around!

You’re Not Going To Believe How Valuable This Strategy
Is To Make Positive Cash Flow When You Sell Property

          My system is called a ‘rent-to-own’.

          Are you leasing a car right now? That’s one kind of an option. You don’t own the car but you have control of the car for a period of time. You can choose to purchase the car at the end of your lease. It’s similar when you apply it to property.

      Here’s how you can SELL property using rent to owns:

  1. First you buy a property at a below market value.
    And purchasing property for a whole lot less than what everyone else pays is easier than you think. (We’ll discuss these 'LIVE' during one of our teleconferences that are all inclusive with the offer – All my "at the coal face, little known tactics" are revealed)
     

  2. Next, you offer VALUE to your qualified "rent-to-own" buyer.
    (Now understand that buyers are more than HAPPY to pay you more each month in exchange for getting their foot in the door to own their own place. They get to choose whether they buy or not. And they are readily prepared to pay a premium for the convenience. Much like you pay extra at a convenience store for a carton of milk, over buying it from Asda or Sainsburys.)

         Can you see why I don’t believe in ‘renovating’, buying ‘off the plan’ or ‘negative equity’? Why would I? Or more importantly…;why would you? Not when you can have a buyer pay you positive weekly payments

          PLUS receive an up front fee of several thousand pounds…and a back-end payment when they exercise their option to buy at any time during their rent to own of around £15,000-£20,000 using the example sale price of £130,000.

          Why the back end payment? Because you bought the property below market value and sold it at market price. And you realise this difference (balance owing from purchase payments made during the tenancy) when they get their mortgage - which is nice for you, right? (NOTE: these are examples only and each deal differs accordingly). And ultimately, this profit helps you do it over and over again.

... You See, The Buyers Want To Own Their Property

     Which means ...

  • Not only are they motivated to keep up their payments every week (they get to lock in the sales price now and pay for it later - how many tenants get to do that?)
     

  • Not only do they look after their property better than if they were only renting (after all they’re "renting-to-own" and house proud)
     

  • Not only are they thrilled to control property with very little money (they get in on a low purchase deposit and have time to continue building their deposit towards the required amount to purchase the property at a later date)
     

  • But at anytime inside a couple of years, they may exercise their option to purchase (and pay you out so you can invest again). And those that simply walk away at the end of their rent to own if they choose - after all- you get to keep their purchase payments and the rent you collected, and turn around and rent to own it all over again, quite likely at a higher sale price.

  • No more worrying about why it’s taking so long to rent your property (rent to owns appeal to both buyers and tenants)
